From Rail Stop to Boomtown
The town was platted in 1872, when the Houston and Texas Central Railroad came through and residents of nearby Highland moved to be near the tracks, according to the City of Melissa's history. By 1886 it had a flour mill and two cotton gins shipping 3,000 bales a year. On April 13, 1921, a tornado struck the town, killing thirteen people and destroying much of the business district, and the community spent the following decades as a small farm town. It had just 604 residents in 1980.
Then came the growth. The Handbook of Texas lists 4,695 people in 2010 and 13,901 in 2020. The town's position on US 75, where it meets SH 121, turned it into one of the busier parts of northeast Collin County.

What That Means for Your Floor
Most Melissa garages are young. If yours came with the house in the last ten or fifteen years, it probably has a plain broom-finished slab, some early tire marks and maybe a hairline crack or two. That is a straightforward starting point for a flake coating.
Older homes near the original town are a different story. Their slabs may have paint, patches or stains from decades of use, and these take more preparation. And then there are the larger lots, where detached shops and oversized garages call for tougher floors and more of them.

Do I need a permit to coat a garage floor in Melissa?
Permit rules are the city's call, so if you are unsure, the City of Melissa's permit office can confirm what applies to your property.
Why is my newer Melissa slab already cracking?
Hairline cracks are common in concrete, and the clay soils in this part of Collin County move with wet and dry spells. Most can be repaired before coating. Wider or growing cracks should be checked first.
How quickly can a coating go on after my home is finished?
New concrete generally needs around 28 days to cure. If your builder poured the slab months before closing, you may already be past that point.
